LIVING

The comfort of home

Barossa Living is more than a residential development, it’s a lifestyle that blends contemporary homes, natural surroundings, and a connected community.

Barossa Living is also about connection and community. All 56 homes are seamlessly integrated into the established Barossa Park Retirement Village and the wider Glenorchy neighbourhood. Residents can choose to engage in shared facilities and community activities, or simply enjoy the privacy and comfort of their own home.

For those who love to travel, the homes are designed for “lock and leave” living, providing complete peace of mind while away.

Together, these qualities establish Barossa Living as a new standard for retirement living in Tasmania.

DESIGN

Modern, sustainable architecture

Villa and apartments are designed to make daily life simpler with step-free entries, wider hallways, and accessible bathrooms. These features mean you can live independently with home design that anticipates your changing needs.

Barossa Living homes come move-in ready with premium appliances, landscaped gardens, terraces or balconies, secure parking, and fast NBN-ready connection included. Energy-efficient systems ensure lower running costs and greater comfort year-round, with every home achieving a 7 + star energy rating.

LIFESTYLE

The joy of community

Joy comes not only from where you live, but from the people and experiences that shape each day. At Barossa Living, community feels natural, connection is effortless, and every resident can live life to the fullest.

With neighbours close by, casual conversations become genuine connections and friendship is easy. Barossa Living fosters a culture of belonging, where every new resident is welcomed, supported, and made part of the community from day one.

You can make every visit from family and friends comfortable and enjoyable. With generous spaces for gatherings, you choose who to welcome – family and friends, be it a casual visit, or an extended stay the choice is yours.

At the heart of the development is the vibrant Community Centre. This is an extension of the place you call home, to enjoy recreation activities such as indoor bowls, coffee catch-ups, hobby groups, and socialising. Purpose-built to bring people together, it turns simple moments into lasting friendships.

Barossa Living doesn’t stop at the front gate. Glenorchy’s shops, services, and cafés are minutes away, while Hobart’s cultural heart and Tasmania’s natural beauty are within easy reach. Residents can stay connected locally and explore further afield with ease.

The wider Glenorchy community offers everything from shopping and healthcare to cultural venues and local events.

FINANCIAL ARRANGEMENTS

Decisions driven by people and care

When purchasing a dwelling at Barossa Living, you are buying what is known as a “Life Time Lease” or “99-year lease” to occupy. This is regulated under the Retirement Villages Act 2004 (Tas). This type of lease arrangement also means you do not have to pay Government Stamp Duty on the purchase of your home.

When a party wishes to purchase a villa or apartment you would place a deposit to “hold” the property as construction gets underway. In most cases residents have a home to sell before they can move in, if this is the case, we provide you the time to sell your home.

Deferred Management Fee / Exit Fee

This is a fee that is applied at the time you leave your villa or apartment; this is a common fee structure in retirement villages and the percentage amount varies for each operator.

Service and Maintenance Charge

There is a monthly service fee that covers provision and maintenance of the wide range of facilities and services for residents to enjoy. The service fee is calculated based on the size of the village and its running cost. For more detailed information contact us at our Barossa Living Sales Suite.
